Elysee

Elysee is a 57-story condominium tower at 788 NE 23rd Street in Edgewater, on Biscayne Bay. Two Roads Development built it with architecture by Bernardo Fort-Brescia of Arquitectonica and interiors by Jean-Louis Deniot. The developer lists 100 residences, no more than two per floor, and closings took place in 2021.

Elysee is the opposite of a large tower. With about 100 residences and no more than two per floor, it is built for buyers who value privacy and open views over Biscayne Bay more than a long amenity list.

The small count changes the math. Building costs are shared by fewer owners, so the monthly fee per square foot can run higher than in larger Edgewater towers, and any special assessment weighs more on each unit. We read the budget, the reserve study and recent board minutes before an offer, not after.

Resales are infrequent, which makes pricing harder. There may be only a few recent sales to compare, so we look at the same stack first, then at similar bayfront buildings in Edgewater, and adjust for floor, exposure and finish.

For sellers, that scarcity helps: when only one or two units are on the market, a well-prepared listing stands out. For buyers, it means patience, and a quick, clean offer when the right unit appears.

The building closed in 2021, so it is still young. We also check what the developer warranty covered and whether any items from the turnover to owners remain open.
