You agree to use the Site lawfully and not to interfere with its operation, attempt unauthorized access, scrape data without permission, or misuse any content. The Site and its content are provided for general informational purposes about real estate services in South Florida.
2. No Guarantee of Accuracy
Property information, market data, statistics, and listings displayed on the Site (including third-party IDX data) are believed reliable but are not guaranteed accurate, current, or complete. Listings are subject to prior sale, change, or withdrawal. All measurements, prices, and descriptions should be independently verified. Nothing on the Site constitutes a binding offer.
3. Not Legal, Financial, or Tax Advice
Content on the Site, including market commentary and insights articles, is informational only and does not constitute legal, financial, tax, or investment advice. Consult qualified professionals before making real estate or financial decisions.
4. Intellectual Property
All Site content — text, graphics, logos, the SunSt name and mark, and design — is owned by or licensed to SunSt Real Estate LLC and protected by applicable laws. You may not reproduce, distribute, or create derivative works without written permission.
5. Third-Party Services
Property search is provided through IDX Broker / Elm Street Technology and is subject to its terms. We are not responsible for third-party services, their availability, or their content.
6. Limitation of Liability
To the fullest extent permitted by law, SunSt Real Estate LLC and its agents shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Site or reliance on its content.
7. Indemnification
You agree to indemnify and hold harmless SunSt Real Estate LLC from any claims arising out of your misuse of the Site or violation of these Terms.
8. Governing Law
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute shall be resolved in the state or federal courts located in Broward County, Florida.
9. SMS Terms (Mobile Messaging Terms & Conditions)
These SMS Terms apply to the text messaging program operated by SunSt Real Estate LLC ("SunSt Real Estate LLC"). By submitting your phone number through a form on sunst.co and checking the consent box, you agree to receive text messages (SMS/MMS) from SunSt Real Estate LLC.
- Program description. SunSt Real Estate LLC sends conversational and informational messages related to your inquiry: property details, showing and appointment scheduling, home valuation results, transaction updates, and replies from your agent.
- Message frequency. Message frequency varies and depends on your interaction with SunSt Real Estate LLC. You will typically receive messages only in response to your inquiry or scheduled appointments.
- Cost. Message and data rates may apply. SunSt Real Estate LLC does not charge for these messages; charges from your mobile carrier may apply.
- Opt out. Reply STOP to any message to cancel. You will receive one final confirmation message, after which SunSt Real Estate LLC will send no further texts unless you opt in again.

- Carriers. Carriers are not liable for delayed or undelivered messages. Delivery is subject to carrier and device limitations.
- Privacy. SunSt Real Estate LLC does not sell or share your SMS opt-in data or personal information with third parties for marketing purposes. See our Privacy Policy.
- Consent. Consent to receive text messages is not a condition of purchasing any property, product, or service.
10. Changes
We may modify these Terms at any time. Continued use after changes constitutes acceptance.
