- Information you provide. When you submit a contact form, request a home valuation, book a call, or inquire about a property, we collect your name, phone number, email address, property address (if applicable), and any message content you choose to share.
- Information collected automatically. When you visit the Site, we automatically log technical and usage data, including the pages you view, session duration, scroll depth, clicks on our phone/email/WhatsApp links, form starts and submissions, listing views, calculator inputs, referring URL, UTM campaign parameters, device type, browser, operating system, viewport size, language, and timestamps. We also derive approximate geographic location (country, region, city) from your IP address and store a one-way hash of that IP — never the raw IP — for the purpose of counting unique visitors. We set a first-party visitor identifier in localStorage and a session cookie ("sst_sid") that expires after 30 minutes of inactivity. This information is stored in our private analytics log and is accessible only to authorized staff. - Property search activity. Our property search is powered by a third-party IDX provider (IDX Broker / Elm Street Technology). When you search listings or register on the search portal, that provider may collect information subject to its own privacy policy.

We use your information to respond to your inquiries, provide real estate services, send you property information and market updates you request, improve the Site, comply with legal obligations, and, where permitted, contact you about services that may interest you. We do not sell your personal information.

We may share information with: our licensed agents and staff working on your behalf; service providers who help us operate the Site and communicate with you (such as email, hosting, analytics, and CRM vendors), under confidentiality obligations; third-party listing and IDX services; and governmental or regulatory authorities where required by law. Florida law (§ 455.275) and public-records rules may make certain communications with licensees public records.
4. Cookies and Analytics
We use cookies and analytics tools (such as Google Analytics) to understand Site usage. You can disable cookies in your browser settings, though some features may not function properly. We honor "Do Not Track" signals where technically feasible.
