Within a fifteen-minute drive, oceanfront square footage trades across a range so wide that the sand and the horizon cannot explain it. What separates a residence at one end of that range from a residence at the other is rarely the view. It is the year of completion, the status of the Milestone inspection, and whether the reserve study was funded or waived.
