Our take
Paramount is one of the largest condo towers in Downtown Miami, and its size shapes how we look at it. With 569 residences, there are usually several units for sale at the same time, so a buyer can compare floor plans, views and asking prices side by side instead of waiting for one listing. The same scale means many investor owners and a large rental pool, so we check how many units are offered for rent before we price an offer.
The amenity deck is the main reason people choose the building: sports courts, a golf simulator and a large pool deck above the parking podium. Those amenities carry real operating costs, so the monthly fee is the first number we study. We ask for the current budget and the structural integrity reserve study that Florida now requires, and we compare the fee per square foot with other Downtown towers.
The location is walkable: Miami Worldcenter, Kaseya Center and Brightline's MiamiCentral station are a short walk away. Views change a lot by side and floor, so we price each unit against sales in the same line, not against the building average.
