Compare association costs, flood exposure and financing across distinct condo submarkets.

What to compare

Miami comprises distinct submarkets. Separate urban towers, coastal condos and houses without associations. Compare closed sales of similar properties and total ownership cost.

Documents before an offer

Request the budget, recent financial statements, applicable SIRS, milestone reports, meeting minutes and assessment resolutions. Reconcile the documents with the repair-funding plan.

Total ownership cost

Add mortgage payments, post-purchase property taxes, regular and special dues, unit insurance and potential master-policy deductibles. Clarify which obligations the seller retains at closing.

Buying for investment

Check minimum lease terms, rental caps, tenant approvals, local restrictions and lender requirements. Do not assume short-term rentals are allowed merely because they are advertised.

Request the latest signed study, reserve balances, funding plan and adopted budget. A completed study alone does not establish adequate funding.

Confirm applicability, inspection reports, required repairs and completion evidence with the association and local authority.

Special assessments

Review approved and proposed assessments, meeting minutes, payment schedules and who pays the balance at closing.

Insurance & association rules

Check master-policy coverage, deductibles, litigation, lease restrictions, approval requirements and lender eligibility.
