The house was never the hard part. Four bedrooms, four baths, 2,620 square feet on one level, built in 1955 on a 75 by 114 foot lot in gated Keystone Point, with 75 feet of intersecting canal frontage, a deeded dock, a boat lift, no fixed bridges and unrestricted salt water access. Everything difficult sat on the seller side of the table. Title ran through a probate and guardianship process, which meant court approvals on a calendar nobody in the deal controlled. There were open permits. Contractors moved slowly. The closing date was extended more than once, and partway through, the title company changed.

Those five weeks are what the delay was worth to a seller who needed the transaction finished, and that discount was only available to a buyer willing to stay in the deal while the court process ran.
