Aventura is a master-planned city in Miami-Dade County, built along the Intracoastal Waterway and anchored by Aventura Mall. It holds no Atlantic frontage — and the deepest condominium resale bid of the six markets on this site.

The market

Aventura was designed rather than accumulated, and that fact governs the buyer's experience of it. The streets resolve. The retail is concentrated. The municipal government operates with the coherence of a very large association possessed of a tax base. Aventura Mall is not merely retail in this market; it is the economic anchor, and its proximity is capitalized into every residence within walking distance.

The residential stock is overwhelmingly condominium: Intracoastal-front towers, golf-adjacent buildings, and the gated enclave of Williams Island. Single-family exists but does not move the market. The city holds a Brightline station, placing downtown Miami and West Palm Beach within a rail commute.

Aventura holds no beach. It holds a great deal of water. The Atlantic is a short drive east. Buyers who conflate Intracoastal frontage with oceanfront are disappointed on possession, and we say so at the first meeting.

How value is set here

Vintage cohort. Aventura's towers are, on average, newer than Hallandale's and older than Sunny Isles'. The middle cohort — completed in the late 1990s and early 2000s — is now entering its first Milestone inspection cycle. This is the market in which the diligence module below is most likely to change a buyer's conclusion about a specific building.

Frontage type. Intracoastal-front, golf-adjacent, and interior are three distinct price bands. The Intracoastal view is protected and vessel-oriented. The oceanfront view is unavailable in this city at any price.

Association dues and reserve funding. As everywhere in Florida. Capitalize the dues into basis.

Resale depth. Aventura's underrated attribute. When a residence must be sold, there is a bid. That is not uniformly true along this coast, and it commands a premium that is entirely rational.

Williams Island. The Country Club Drive corridor. The Biscayne Boulevard frontage. The Intracoastal-front towers along the eastern edge.

Aventura's middle cohort of towers is entering its first statutory inspection cycle. On no other market we cover is the following analysis more likely to alter a purchase decision.

The four documents that decide a Florida condominium purchase

Since Florida's 2022 building-safety reforms and their 2025 amendments under House Bill 913, acquiring a condominium here means underwriting an association, not merely a residence. The Milestone Inspection — required for buildings of three or more habitable stories upon reaching thirty years of age, and every ten years thereafter. The Structural Integrity Reserve Study — unit-owner-controlled associations existing on or before July 1, 2022 were required to complete a SIRS by December 31, 2025; where a Milestone Inspection falls due on or before December 31, 2026 the two may run concurrently, but the SIRS may not be completed after December 31, 2026. Frequently asked questions

Does Aventura have a beach? No. Aventura fronts the Intracoastal Waterway. Atlantic frontage begins in the coastal city to its east, a short drive away.
Why does Aventura command a premium for resale? Depth of bid. The buyer pool is broad, international, and consistent, and the condominium stock is standardized enough that comparables are meaningful. Liquidity has a price, and here it is a rational one.
Is Aventura appropriate for income? Yields are compressed relative to the older condominium markets to the north. Aventura is acquired for certainty of exit rather than for capitalization rate.
Aventura or Sunny Isles Beach? Aventura for Intracoastal frontage, walkability, and resale depth. Sunny Isles for Atlantic frontage and the tower product. They are minutes apart and answer different requirements. The determination should follow the asset, not the address.
