Hallandale Beach is a coastal city in Broward County, on the Miami-Dade line, where oceanfront condominiums trade below comparable product to the immediate north and south. The discount is real. So is its cause.

The market

Hallandale Beach occupies the county line, and that position is the whole of its economics. It is minutes from Aventura to the south and Hollywood to the north — close enough to both that the coastline is continuous, distinct enough from either that the pricing is not.

The oceanfront is built out in towers dating largely from the late 1960s through the mid-1980s. That vintage is the origin of both the value and the obligation. These are large-floorplan residences with generous terraces and direct Atlantic frontage, priced at a fraction of new construction — and they are precisely the buildings now working through Milestone inspections and structural reserve studies. West of Federal Highway the market changes entirely, into smaller multifamily and infill parcels that trade on yield rather than frontage. Gulfstream Park anchors the eastern side of the city.

How value is set here

Four variables, in order of magnitude.

Year of completion. The single largest determinant of price per square foot on this beach.

Milestone status. Whether the building's structural inspection is complete and closed out, or open and pending.

Reserve funding. Whether the association funded its structural reserve study or, prior to 2025, waived it by owner vote. The waiver did not eliminate the obligation. It deferred it onto the current buyer.

Floor and line. Above the eighth floor on the oceanfront, the view is materially uniform. The price is not. Two residences in the same line, thirty vertical feet apart, can diverge sharply if one sits above an assessed floor.

What oceanfront costs

The correct comparison is never cost per square foot in isolation. It is cost per square foot, plus capitalized association dues, plus the present value of known and probable assessments, across the intended holding period. We build that model before a client offers.

The geography

Ocean Drive and South Ocean Drive carry the oceanfront tower inventory. Three Islands and Golden Isles are the Intracoastal enclaves — boat-accessible, positioned between the beach and the mainland. Hallandale Beach Boulevard is the east–west spine. West of Federal Highway the product is investment-grade multifamily rather than residential frontage.

The oceanfront towers of Hallandale Beach are, on average, the oldest building stock among the six markets we cover. That age is the discount. What follows is what the discount requires of you.

The four documents that decide a Florida condominium purchase

Since Florida's 2022 building-safety reforms and their 2025 amendments under House Bill 913, acquiring a condominium in this state means underwriting an association, not merely a residence. Four documents determine whether a listing is an opportunity or a liability. The Milestone Inspection. Required for condominium and cooperative buildings of three or more habitable stories upon reaching thirty years of age, and every ten years thereafter. The Structural Integrity Reserve Study. Unit-owner-controlled associations existing on or before July 1, 2022 were required to complete a SIRS by December 31, 2025. Where a Milestone Inspection falls due on or before December 31, 2026, the two may be performed concurrently — but under no circumstances may the SIRS be completed after December 31, 2026. The insurance consequence. An association not in compliance with its Milestone and SIRS obligations is ineligible for Citizens Property Insurance. In a coastal county this is the difference between a financeable building and one no lender will touch. The lease provisions. Minimum lease terms, approval periods, and occupancy restrictions vary building to building along the same street. Before a client of ours writes an offer, we obtain the association's Milestone report, its Structural Integrity Reserve Study and funding plan, twenty-four months of board minutes, the operating budget, and the current reserve balance. We return an exposure figure in dollars. On a $2,400,000 residence, a pending structural assessment of $180,000 is seven and a half percent of the purchase price. Frequently asked questions

Why does Hallandale Beach cost less per square foot than Sunny Isles Beach? The building stock is older, and the two cities sit in different counties. The Atlantic frontage is continuous. The price differential reflects vintage, association obligation, and market perception — not the water.
Is Hallandale Beach oceanfront a sound acquisition? It offers Atlantic frontage at a cost basis unavailable in the adjacent markets. That basis is compensation for elevated assessment exposure in an older building stock. The acquisition is underwritten at the association level, or it is not underwritten at all.
What flood considerations apply? The city is coastal. Flood zone designation, elevation certificate, and current insurance quotations should be obtained on any specific property before the inspection period expires. We pull these as a matter of course.
